Polyaspartic and polyurea coatings are sold on speed. They are sold as faster-curing than epoxy, which can shorten the time a shop, showroom or corridor stays closed, if the data sheet for the product in your quote bears that out.
The marketing and the data sheets do not always agree. Some installer pages advertise a one-day floor; the polyaspartic data sheet we read lists light traffic at 24 hours and vehicle traffic at 7 days. Plan around the data sheet for the product in your quote, and ask the contractor to name it.
The same data sheet asks for a slab at or below 80% relative humidity and a minimum surface temperature of about 4 degrees Celsius at application. Prep still decides the bond: the slab is ground to open it up first.
Some of these products contain isocyanates, a designated substance in Ontario. Ask for the safety data sheet (SDS) before the work starts; your staff who stay in the building may be exposed workers.
The City of Ottawa lists "New flooring" and "Painting and decorating" among projects that do not need a building permit. The page does not say whether that list is meant for commercial buildings as well as houses, so confirm with the City for a commercial building. Designated heritage buildings are not exempt, and a floor job that is part of a change of use that increases hazard needs a permit first (Building Code Act, s.10).
Published 2025-2026 contractor ranges for commercial polyaspartic work are about $6 to $15 per square foot, at or above the epoxy ranges.
